Our 55+ Active Adult community is designed for independent adults who value comfort, connection, and a low-maintenance lifestyle. Below, you’ll find helpful answers to common questions about daily life, apartment features, amenities, and what to expect when living here- so you can feel confident exploring whether this community is the right fit for your next chapter. 

Community Eligibility & Leasing

At least 1 leaseholder must be 55+; any others may be at least 35+.

Application fee is $35; community fee is $1,000. Security deposit is determined after the application is submitted and is based off the credit check. It can range from $300 up to 1-month base rent based on credit. 

Household gross income must be at least 1x the base rent. Proof of income is required and can be shown with paystubs, bank statements, tax returns, savings account, investment account, social security, pension, disability, etc.

Outlook Gwinnett offers 12-15 month lease terms. We currently do not offer short-term leases.

Parking & Building Access

Outlook Gwinnett offers open parking on a first-come, first-served basis! Each building offers accessible parking spaces, and EV charging spaces are available throughout the community as well.

Outlook Gwinnett is not a gated community; however, we do have a controlled-access building. Guests and delivery services will dial the resident's code on the call box, and the resident will receive a notification to allow expected guests inside.

Fees & Monthly Expenses

  • Electricity – We use Jackson EMC electricity. You are responsible for obtaining electricity in your name and paid directly to the electricity provider.   

  • Water/Sewer - Residents are responsible for their own water expenses, based on their usage and paid with their rent. 

  • Trash - Valet trash service is included for a $25 monthly fee, billed with rent through the resident portal.

  • Pest – Residents receive pest control service for $5 per month, conveniently paid with rent in the resident portal. 

  • Cable/Internet- Cable and internet are provided by the community for a $70 monthly fee, billed through the resident portal with rent.

Apartment Features & Layout

Our homes are intended for you to add your personalized style, so we do not offer furnished homes.  If you need assistance, we are more than happy to make recommendations. 

Yes! Every apartment home includes a full-sized GE washer and dryer for your convenience. To help ensure consistency, safety, and ease of maintenance for everyone, we are unable to accommodate resident-provided washer & dryers. 

Yes! There are grab bars in each shower.

Yes! Outlook Gwinnett has 4 elevators, and all apartment homes have access to elevators.

Outdoor Spaces & Community Guidelines

No, furniture cannot be outside the front door for resident's safety.  In case of an emergency, hallways must remain clear. However, residents may have a front door mat and a front door wreath!

Guests, Visitors & Pets

Absolutely! We encourage time with family and friends.  Please notify the office if you have a guest who will stay with you longer than three consecutive days, with a maximum of seven days.  You will also need to accompany your guests at all times when enjoying our amenities. 

Residents are welcome to host celebrations at our pool. We ask that all guests be respectful of the space and follow the community guidelines. Residents are responsible for all of their guests as well as setting up and cleaning up their celebrations. 

Our pool is open from 10 a.m. to 10 p.m. There is no lifeguard on duty, so we ask that you utilize the pool area at your own risk. 

The clubhouse cannot be rented. However, we do have a designated room, the great room, which can be reserved for $150 for 4 hours!

We do not have a limit on resident guests!. Residents are required to accompany their guests in all common areas, including amenities. Residents are responsible for their guests, and we ask all guests to be respectful of the common spaces so others can relax & enjoy!

Maintenance, Payments & Resident Services

Yes! While paying with a check in person is acceptable, the preferred method of paying rent is through the online resident portal. Payments can be made via ACH, debit card, and credit card. 

Work orders can be submitted online via the resident portal under “request maintenance”.  Please feel free to stop by if you need assistance!
